What do you propose to use the Founders Theatre building for?

Give the site to a developer with strict conditions around how to redevelop the property for good urban design outcomes and public benefit. Public market with affordable housing on top? Plaza and performance space wit offices in top? So many different ways this could be done. But this isnt one of the three options provided.
